Phase I
Phase I is located on the north of the Black Bear Cove property bordering the Hiawassee River. Occupying approximately 18 acres with beautiful views, the Black Bear Cove RV Park is a full luxury RV Park with full hookups and amenities. Included are the following:
I.  A campground building with: 
   • Registration/check-in area 
   • Campground store with a fireplace and sitting area
   • Internet access for e-mail in the store
   • Coin laundry
   • Men and women’s bathroom and shower facilities
All building facilities are exquisitely finished and finely furnished. Intricate tile work adorns the showers and floors throughout, with a large medallion located in the floor in front of the check-in counter. Countertops are finished with granite throughout including the laundry area.
Exposed finished logs and timbers as well as the wood paneling are beautifully finished to create a warm cozy feeling to the entire structure. The fireplace and sitting area in the store invite campers to come in and relax, read a book or check their e-mail. The store provides basic camping supplies, drinks and snacks as well as some fishing supplies and souvenirs.
II. Hiwassee River access is available on the full width of the property. A state of Tennessee boat ramp is located adjacent to Black Bear Cove just off US highway 411 for small boat access to the river. Campers can fish from the bank or wade fish during low water times with an adequate fishing license and personal flotation device.
III. A pavilion is located in the campground for special campground programs and group functions. Built of posts and timbers, the pavilion has water, lights and electricity with picnic tables for group meals. Located adjacent to the pavilion is a horseshoe pit and sand volleyball court.
IV. A playground for the children is also available for the enjoyment of the younger set with swings, slides and other exciting activities to do.
